Security Cameras throughout the park. Covered RV pads available. Shower facilities, restrooms, swimming pool, playground, four dog parks, free wi-fi, pavilion for BBQ's and parties, washeteria and lp gas filling station. Country setting close to lake Belton for fishing and recreation, Close to shopping and many local restaurants.
All RV pads have full hookups with sewage water and 20/30/50 amp service.

Stayed here for 3 months during a nurse travel contract with Baylor, Scott and White. It's pet friendly, clean, and was mostly quiet. I always felt safe--that's super important ! The laundry room has 4 washers and 4 dryers (and a change machine). It's a super easy commute to the hospital and just down the road from the nice little town of Belton. I'd definitely stay here again.

Exceptionally nice campground. Enjoyed our monthly stay..Everything is well maintained and clean.Nice quiet campground.Nice big restrooms and showers kept well cleaned.Nice big laundry facility
kept clean. Owners are so nice, and take great pride in their place. Hope to be returning until the grandsons graduate. It's so convenient just down the road from our daughters house.Lyz and Virgil are always making sure if you need anything. Definitely would recommend this RV Park. See you next October.

General Rules and Information
RULE ENFORCEMENT
Our goal is to provide a quiet, safe, family friendly environment. We have rules in our park and we must enforce them. It is important that you read all the rules so there is no question of what we expect of you as well as what you can expect from us. For your safety and security, Briar Flats is under 24-hour video surveillance.
ARRIVAL TIMES
We pride ourselves in keeping a quiet, relaxed camping experience. Please observe the 7MPH speed limit at all times. Check-out time is 11am and check-in is at noon.
QUIET TIME
9:00 PM to 7:00 AM daily – this includes the pool and pavilion area.
POOL
The pool is to be used by Briar Flats Resort guests only.
NO lifeguard is on duty – swim at your own risk.
No children under 16 years old will be allowed unless accompanied by an adult 18 years or older.
Please keep pool area clean. Any items left in pool area will be removed daily and disposed of by Management. No glass bottles allowed in pool area.
No diving.
The pool area is both pet and smoke free.
All posted pool rules must be followed.
FIRE RULES/CAMPFIRES
We do not allow campfires or wood burning during burn bans. Please feel free to bring your own charcoal or propane grill. Propane fire pits are permitted on pads. Four grills are located near the pavilion and are available for use on a first come, first serve basis during park hours.
PARKING
Please park vehicles only at your assigned site or in the additional parking at the entrance to the park and not at laundry/bathroom facilities. Please do not park or drive on the grass anywhere. There is a two-vehicle maximum in addition to your RV. Sites which appear to be vacant may have been reserved and should not be used as additional parking. Parking in vacant RV sites will result in being charged the daily rate and/or vehicle being towed. The gravel road behind sites 1-15 is a utility road and is for emergency purposes only. It is not to be used as a road. We do allow it to be used for extra pool/pavilion parking during the summer months.
WIFI INFO
We will provide basic WIFI to all guests. Please obtain WIFI code by calling 254-654-2373.
COURTESY
Please respect your neighbors by keeping, music and television to a minimum. The running of generators is not permitted.
Onerous, noxious, or offensive activity, excessive noise, abusive language, interference with other tenants, disturbing the peace, and willful or careless destruction to property in any manner is prohibited.
PETS
NON-AGGRESSIVE dogs are welcome.
Pets are allowed at RV sites, but not in any building. When outside, pets must be kept on a leash and under the owner’s control at all times. Briar Flats RV Resort is not liable for injury/death to pets who wander away from designated areas (i.e., horse stables).
We do not allow outside permanent, enclosed pens.
Pets may be unleashed inside the dog parks only but may not be left unattended.
Please be courteous and clean up after your pet immediately. There is nowhere on the entire Briar Flats property where is it okay to leave your pet’s waste. There may be a $25 fee assessed per violation for repeat offenders. Multiple clean up bags/trash receptacles are provided throughout the park for your convenience. Pet waste at sites must be cleaned up daily.
If your pet is hostile, disruptive, or frequently barking, you will be asked to leave the campground. Animals larger than 65 pounds are not allowed unless pre-approved by management. Service dogs are permitted.
There is a two-pet maximum per site.
TRASH
Dumpsters are located near the entrance of the park. Please bag and tie tightly before dumping. The dumpsters are for household trash only – if it doesn’t’ go in your kitchen trash can, it doesn’t go in the dumpsters (this includes hot coals, oil, mattresses, toilets, etc.). We get fined for these items and therefore will pass that charge onto whoever placed it there. Please do not leave household trash in bathrooms or at the pavilion. Please take trash to dumpsters immediately so that it is not left out. We are in the country and animals will get into it.
SAFETY
The speed limit is 7 MPH.
Please watch for children.
Pop up tents, tarps, A/C window units, clotheslines, ropes, fences, or wires are not permitted.
Paintball, B.B., pellet, air guns, sling shots, or fireworks are not permitted. The discharge of firearms is prohibited.
APPEARANCE
Briar Flats RV Resort limits vehicle age for extended stay (longer than 2 weeks). Without prior approval, an RV more than 10 years old is not permitted for extended stay.
RV must be in good condition, washed on a regular basis, and well maintained.
Before erecting or building anything, prior approval must be given by management.
RV sites must remain neat and orderly at all times.
No outside freezers, washers, dryers or unapproved storage sheds.
Site must remain free from trash, debris, and unused items other than a patio table, chairs, BBQ grill, umbrella and awning.
Briar Flats RV reserves the right at any time to request removal of any item or to remove or disassemble anything built or erected on your site without permission.
ADDITIONAL INFORMATION
Must be 21 or older to rent an RV site.
Smoking is permitted only at your designated RV site. The public areas are to remain smoke-free. Please refrain from throwing cigarette butts on the ground.
Bicycle riding is allowed only during daylight hours and not in pool area or laundry/bathroom sidewalks.
Only one camping unit is allowed per site. Tents are not permitted on RV sites.
We are on a fragile septic system. Please retain from flushing paper towels, diapers, baby wipes, feminine products, condoms, needle, food, grease, or anything other than RV safe toilet paper. This applies to the public restrooms as well. Please contact Management about RV washing.
Proper leveling blocks are to be used to level your RV.
Sewer connection must have (sewer collar/donut) attached to prevent sewer gases from escaping. The tank is to be kept closed.
All rental fees must be paid in advance. Any unpaid fees or staying beyond departure date without paying fee may result in penalties, shutting off power/water, towing of RV, or a locking device being placed on your RV until balance due is paid.
FOR OUR EXTENDED STAY GUESTS:
Steps should be the right size for your RV and not handmade.
Pressure regulators are recommended for your water connection. The park assumes no responsibility for issues beyond your meter.
All mechanical repairs, whether to vehicle or RV, must be performed off RV park premises, unless prior arrangements are made with management.
Semi-trucks, flatbed/other trailers, 3 or 4 wheelers or boats are to be stored off RV park premises, unless approved by management.
No more than 2 storage containers are allowed on your site. They must be stored under RV and maintain a neat appearance.
Clotheslines are not permitted.
Holiday decorations are permitted; however, they must be removed within one (1) week after holiday.
A/C window units, skirting (unless in extreme cold), pop up tents, trampolines, or swimming pools are not permitted.
A minimum of 10 days’ notice is required prior to departure.
Briar Flats RV Resort & its Management assumes no responsibility for accidents, injuries, or loss from any cause.
Briar Flats RV Resort & its Management are not responsible for injury of person, pets or loss of damage of personal property caused by fire, theft, accident, or acts of God.
Any act or behavior requiring police assistance will result in immediate and permanent removal from the park and forfeiture of any monies that may remain in your account. Refusal to abide by these rules or to pay rent will result in a 3-day notice to vacate the property.
Management reserves the right to refuse or discontinue service to anyone, at any time, for any reason, including condition and/or type of RV.
